As part of NNRMLS’s April Launch Day all eight NNRMLS Listing Input Forms and the NNRMLS Status Change Form have been updated. We also introduced a new administrative form specifically to authorize our team to correct listings when requested by members. These updates are the result of the dedication and hard work of the NNRMLS Listing Status Workgroup, NNRMLS Board of Trustees, leadership and staff. The Listing Status Workgroup was composed of members from the NNRMLS Board of Trustees and select NNRMLS staff members. The group worked for several months in 2020 to determine the scope of these changes. Why Did NNRMLS Change Its Forms?
NNRMLS is dedicated to building on the fundamental MLS principles of Cooperation to create an efficient and successful marketplace for our Members and their Clients and to that end our form library must support this mission. How? Here are some examples:

  • We removed “Advertising Remarks” from every Listing Input Form because advertising remarks, while a great idea, did not work efficiently in practice; often times the remarks would not get published where they were intended and that created confusion for our membership.
  • We updated the Residential Listing Input Form for many reasons; differentiation between “Type of Property” and “Construction” type is a key point of data for our members and their clients when buying and selling property. Features were added to reflect popular requests from our members and their clients.
  • Regarding the changes to the Residential Rental/Lease Listing Input Form; an overwhelming number of our Members who are Property Managers asked us to simplify the listing input process for Rentals; we responded by removing the requirement for several required features. To be clear those features are still available, however, they are no longer required to save a listing. We also added Duplex, Triplex and aligned the form with others that feature the same Property Types.
  • More essential enhancements were made on the Commercial and Multi-Family Listing Input Forms; Annual Income and Expenses are now required on both, which our workgroup identified as a key data point important to our members and their clients. We also added common construction types to the Commercial form.
  • The only New form introduced, the Listing Information Correction Form, serves the essential purpose of creating a mechanism for our Members to request changes to their listings that they cannot make themselves; such as correcting listing price or expiration date if it is initially entered incorrectly. It also has the benefit of not requiring the seller’s signature.
  • Finally, all forms received readability and graphic design updates to help our Members understand the purpose of each.

Our team truly believes that the work we have done with these forms bolsters our mission, mentioned above, and to that end will enhance our Members’ experience when they are listing property.

Below we note what changes appear on the form and also any corresponding changes created in the Paragon MLS Listing Input Module.

ALL NNRMLS Listing Input Forms
Changes to the forms and in Paragon MLS Listing Maintenance:

  • Removed Advertising Remarks from all NNRMLS Listing Input forms. This change appears on the forms in TransactionDesk and in Paragon MLS Listing Maintenance.

Residential Listing Input Form
Changes to the form:

  • Relocate Construction to be just under Type of Property
  • Replace Frame with Site/Stick-Built
  • Add Features:
    Exterior (O) – Asphalt Shingles
    Accessibility (ZE) – Elevator

Changes in Paragon MLS Listing Maintenance

  • Change description of Single-Family Residence from S/SB to SFR
  • Construction – Replace Frame with Site/Stick-Built
  • Add Features:
    Exterior (O) – Asphalt Shingles
    Accessibility (ZE) – Elevator

Multi-Family Listing Input Form
Changes to the form:

  • Coming Soon verbiage at top of form revised
  • Noted that Annual Income & Expenses section is now required

Changes in Paragon MLS Listing Maintenance:

  • Add Elementary, Middle, and High School dropdown menus
  • Make Annual Income & Expenses section required including the following:
    (136) Annual Income & Expenses
    (137) Gross Scheduled Income
    (138) Annual Vacancy
    (139) Annual Expenses

Residential Rental/Lease Listing Input Form
Changes to the form:

  • Type of Property changes:
    Change Stick-Built to Single Family Residence
    Remove Modular
    Remove Shared Ownership
    Add Duplex
    Add Multiplex
  • Update “MLS/Extended Remarks” to “Public/Extended Public Remarks”
  • Add property management permit checkboxes for yes/no
  • A signature statement has been added to the bottom of the form

Changes in Paragon MLS Listing Maintenance:

  • Activate Sale/Lease field
    Includes Rent, For Sale, For Lease, For Lease Option and Month-to-Month.
  • Add Dwelling Type field with options Condo/Townhouse.
  • Remove requirement for some features including:
    A – Garage Types
    B – Community Features
    U – Fireplace
    W – Landscaped
    X – Sprinklers
    ZA – Exterior Features

Lease Only Listing Input Form
Changes to the form:

    • Changes to CIC Section:
      Changed “HOA” to “CIC”
      Layout and formatting changes

Commercial Listing Input Form
Changes to the form:

  • Add Special Condition of Sale – Relocation
  • Add Stories – Split-level
  • Add Stories – Tri-level
  • Add Current Use – Other
  • Remove Construction – Frame
  • Add Construction – Wood Frame
  • Add Construction – Steel Frame
  • Add Construction – Tilt-Up
  • Formatting changes to the Common Area Maintenance section
  • Noted that Annual Income and Expenses are now required

Changes in Paragon MLS Listing Maintenance:

  • Change Limited-Service Listing from a text field to a drop-down for yes/no
  • Add Construction – Manufactured / Converted
  • Add Construction – Manufactured / Not converted
  • Add Construction – Manufactured / Converted in escrow
  • Make Annual Income & Expenses section required, which includes the following:

Status Change Form
Changes to the form:

  • Removed “Active-Pending” and “Pending No-Show” statuses
  • Added “Under Contract-Show” and “Under Contract No-Show
  • Added sections for changes to Coming Soon “Available for Showing Date”

Coming Soon Authorization Form
Changes to the form:

  • Added the statement “This form is an addendum to the Exclusive Right to Sell listing agreement”
  • Added verbiage explaining syndication of Coming Soon Listings
  • Expanded verbiage in the Coming Soon Guidelines section to better explain NNRMLS Rules and Policy

Listing Information Correction Form

      • This is a new form added to the NNRMLS Form Library in April 2021
      • The purpose of this form is for NNRMLS Members to request changes to a listing that cannot be made by the Listing Agent or Broker
      • The form can be signed by either the Agent of the Broker
      • The form does not need a seller signature
      • Examples of changes that this form can authorize include:
        Input error on the listing price
        Incorrect expiration date
        Adjust Team Name
        Change Listing Agent to “Unrepresented” or ‘Non-MLS”
