You may have heard the Northern Nevada Regional Multiple Listing Service has implemented the National Association of REALTORS® Clear Cooperation Policy. What you might not have realized is implementation of this mandated policy and an unrelated new listing status within Paragon MLS, made it necessary for NNRMLS to introduce two new forms, update listing input forms and discontinue two existing forms. Further changes to the input forms will carry some significant changes beyond the Clear Cooperation implementation. See below for those changes.

Launching the new listings status, “Coming Soon,” which is unrelated to Clear Cooperation, carries with it some significant changes to three of our Listing Input forms. All forms are now programmed into Instanet’s TransactionDesk on the date of implementation and available for use.

New Forms Include:

  • Acknowledgement and Authorization to Withhold Listing Form (Required for Clear Cooperation Implementation)

  • Coming Soon Authorization Form (Required for Coming Soon listings. (Not related to Clear Cooperation except that both were implemented on the same day)
    • This form is to be used when a listing is not being shown and is a pre-marketing phase of its listing life. Click here to learn more

Updated Forms Include:

(Please Note: All changes to forms below will also be made in the Paragon MLS listing input section)

  • Residential Listing Input Form (Updated due to Coming Soon listing status launch and other updates)
    • Option for Coming Soon has been added under “Status,” and is accompanied by an “Available for Showing Date” field.
    • Site/Stick Built or “S/SB,” has been changed to Single Family Residence, or “SFR.”
    • Shared Ownership, or “SO,” no longer is included in “Type of Property.” In its place, a yes or no option is added next to “Housing Cooperative,” under the “Condo/Townhouse Only” section on page two.

    • Under Features in Section A, “Electric Car Charging Station” will be added.

  • Seller’s Waiver of Benefits: Option A (No longer available in Instanet and no longer accepted by NNRMLS)
  • Seller’s Waiver of Benefits: Option B (No longer available in Instanet and no longer accepted by NNRMLS)

PLEASE NOTE: If you or your brokerage uses templates you will need to update the listing input forms to ensure the most current form is applied to your transactions. Also you might want to add the new Coming Soon Authorization Form and/or the Acknowledgement and Authorization to Withhold Listing Form to your listing templates if it applies to your business.
